Woolworths Ramsgate - Planning Proposal PP.2024/0001
193-199 Rocky Point Road, 66-68 Ramsgate Road and 2-4 Targo Road, Ramsgate
Please Attend: Local Planning Panel (LPP) Meeting at 4.00pm on Thursday 5 December
Woolworths have once again submitted a planning proposal for a full-line supermarket at the above address. 6 Targo Road is not part of this current planning proposal.
The application comprises a 4,000 square metre full-line supermarket at ground floor level (previously proposed below ground). The residential component includes 144 apartments of 1, 2 and 3-bedroom configurations. The apartments will be housed in three towers with heights ranging from 16 to 29 metres. A three-level basement car park providing 422 car parking spaces, serving both the residents and the supermarket is also included.
Note: to give you a scale to compare to, we understand that Aldi stores (including the one at Carlton) are approximately 1,500 square metres. Supabarn at Sans Souci is 2,800 square metres.
The overall concern with this planning proposal for many residents and for our Association is the traffic congestion that will detrimentally impact our local road system and on-street parking in the surrounding streets, especially by the heavy delivery vehicles and the drastically changed traffic conditions that are anticipated to accommodate the delivery of goods to such a large Woolworths.
The two key reports to read in the agenda are as per the image below, available at this link:
The separate report to the Planning Panel by Georges River Council’s Director of Planning reinforces residents' concerns; he states ‘traffic is still a matter that has inconsistencies and issues to be resolved including those raised by Transport for NSW’.
The planning proposal is incomplete in its detail to Georges River Council (GRC) as it is still undecided where heavy delivery vehicles will exit the site. There is still uncertainty if traffic lights are to be installed at the corners of:
Rocky Point Road and Targo Road;
Ramsgate Road and Targo Road;
Rocky Point Road and Torwood Street.
It is evident that the Ramsgate “Village” area needs revitalisation, however, KBPA members believe a 4,000 square metre supermarket is excessive for the area and will dramatically and adversely impact locals and the local road network in Ramsgate, Sans Souci and Beverley Park - should this planning proposal be approved in its present form.
We would like to stress that the Kogarah Bay Progress Association is not anti-development, but we need to ensure that any development will not adversely affect locals.
There are already six supermarkets in the vicinity (or very close by), two of them being Woolworths stores. A large Coles supermarket is also planned for Ramsgate Beach, approximately one kilometre away.
The Association has commissioned a number of reports from independent consultants and those consultants will represent the Association and therefore the community by addressing the panel.
